Resolved Question: How do BPO’s work on forclosed properties?
My husband and I recently put an offer of 100k on a property listed for 140k – the property is a bank owned forclosure and has been on the market since february of 2009 and we’re the only people who have put an offer on it – we’re still waiting to hear back but the latest news we’ve recieved is that the bank is requesting a BPO.

I dont really know how BPO’s work … I know roughly they give an estimate based on surrounding houses but the area that this house is in is absolutey BEAUTIFUL (im talking perfect neighbourhood and you can see the lake from the house) the house itself LOOKS like it needs alot of work done to it but my father is a contractor and went through it with a fine tooth comb (something the realtors havent done) and its really in great shape … its just cosmetic problems.

So I didnt know if anyone had any experience with BPO’s or how that stuff usually works … my realtor said that them asking for one of those is a good thing & usually means that they are close to accepting an offer, but I’ve also heard otherwise from friends who were or are realtors aswell ..

Basically, if we offered 40k less than the house is listed for & they do a BPO – taking into account what the values of surrounding homes are worth & the average selling price of the surrounding homes (when said surrounding homes are all 300k+ homes) what do you think the outlook for us getting it for our offer price is?

Again .. factor in that it IS a bank owned forclosure that nobody else has put an offer on in the 5 months its been listed .. and to someone who hasnt gone through it the way my father has it would appear to need a new roof, siding, etc ..

Difficult to say, Id love to be optimistic .. especially with a baby on the way in 2 months, but im trying to be realistic too!

Voting Question: I Want to sell a neglected house I inherited, what do I do?
I’m at a complete loss as to what to do… the summary:

I inherited a house in 2006. I inherited the estate, have gone through probate and now owe taxes on a house that I’m not sure is mine. The reason being that my Father purchased the house using a land contract. This meant that the deed required two notary signatures, the first one binds the contract and states money and property were exchanged. The second one requires that both parties are satisifed with monies and property exchanged.

Since both parties are long dead there is no way to get the last two signatures. I don’t know what to do.

Secondly, there are taxes on the house. Fortunately they are not too much, they have compiled over the past three years. Sadly, the house is completely delapidated. My father neglected it to begin with and after he died well, I didn’t give it much attention either due to the issue of ownership. Now the house has been completely ransacked by rats, exterminators had to be called in, they are all dead now.

The house needs to be completly gutted, it needs a new roof, new bathroom, new kitchen.. new pipes for water, electric.. it more or less needs a complete rehabilitation.

I don’t have the money to complete this project. I’d like to know what to do from here to get the property off my hands and get some money in the process. The house was assessed at 88,000.00 but there is no way I could sell it for that much. The house is on a nice street with a view of the lake. Property values in my area aren’t declining.

I figure the property is worth some money, how do I get the money out of it?
What about the taxes I owe?? Do those need to be paid first before the house is sold?

Resolved Question: Help on Property Taxes?
Our home value has gone down almost half the value it was worth when we initially purchased it in March 2008. But, somehow our property taxes have gone up double and now we have to pay $444.00 extra a month on our mortgage because we have an impound account. I just figured our property taxes would either go down or stay the same at the least. Mind you we didn’t have this come from the county assessor but from Countrywide (our lender) themselves. Shouldn’t we have gotten it from the assessor? What can we do? This is a huge jump and every single person we talk to has told us it’s wrong and we need to do something. I live in Lake Elsinore, Ca if that helps. Any advice, information would be very much appreciated seeing this is our first home and we’re not as knowledgeable about this. Thanks!
